FJMT has submitted a state significant development application for a site in Sydney’s The Rocks precinct, containing an existing clocktower building at 33-55 Harrington Street, and the Rendezvous Hotel at 75 Harrington Street.

Nestled between Cambridge, Argyle and Harrington Streets, the site at 35-75 Harrington Street has multiple street frontages, with strategic views overlooking Sydney Opera House, Sydney Harbour and the Harbour Bridge.

The application is for the demolition of the Clocktower Square building and the construction of a new hotel with retail space, a communal roof area, and through-site links, designed by FJMT. The development will include the redevelopment of the existing Rendezvous Hotel, as well as the construction of a new eight-storey building, comprising two levels of commercial and retail space; five levels of hotel accommodation; and a rooftop space.

The new 206-room hotel will eventually connect with the existing Rendezvous Hotel. (which has 61 rooms and seven renovated, historically-listed cottages). The refurbishment of the Rendezvous will be subject to a separate development application.

The development is expected cost $85 million if approved, delivering benefits including enhanced surrounding public domain. The architect proposes to create attractive and pedestrian-friendly public spaces, with through-site links and accessibility to the streets and laneways bounding the site with an "intuitive permeable ground plane".

The podium is set back from the main street to minimize the visual bulk of the building when viewed from Harrington and Argyle streets, with the heritage morphology street wall form screening the setback podium form.

35-75 Harrington Street will be on public exhibition until 11 April 2023. For more information visit the NSW Planning Portal.
